Zambians offered access to UK real estate investment from US$27,000 as cross-border opportunities grow

Zambian investors are increasingly looking beyond the domestic market to diversify their wealth, with a new UK residential real estate opportunity offering eligible professional and high-net-worth investors access from approximately US$27,000.

The opportunity comes as Zambia’s economy continues to expand. According to the Zambia Statistics Agency, the economy grew by 5.4 percent in 2025, up from 3.8 per cent in 2024, while GDP growth accelerated to 7.7 percent in the first quarter of 2026.

Inflation has also eased, with annual inflation falling to 6.1 percent in September 2026, according to ZamStats, bringing it closer to the Bank of Zambia’s 6–8 percent target range.

Against this backdrop, Dubai-based Tokinvest is introducing an investment opportunity offering Zambian investors exposure to UK residential property.

The offering is linked to Great Hampton Street Works, an £8.55 million historic property in Birmingham comprising 29 fully tenanted apartments.

According to Tokinvest, eligible investors can participate from approximately US$25,000, with contractual economic rights linked to rental income and potential proceeds from a future sale.
The property has an estimated net rental yield of about 4 percent annually, while forecasts cited by Tokinvest indicate potential residential property price growth in Birmingham of approximately 4.5 percent annually between 2026 and 2030.

For Zambian investors, the proposition offers potential diversification across property markets, economies and currencies.

This is particularly relevant in Lusaka, Zambia’s largest urban and commercial centre.

The 2022 Census recorded 3.09 million people in Lusaka Province, including approximately 2.77 million urban residents, highlighting the province’s growing economic importance. Real estate activities in Zambia also expanded by 3.7 percent in the first quarter of 2026, according to ZamStats.

Exposure to UK property also provides potential sterling diversification alongside kwacha-denominated assets. However, exchange-rate movements can increase or reduce investment returns when converted back into kwacha.

“We are seeing a growing awareness that African investors do not have to limit their wealth to their home markets. UK real estate offers another route into an established property market and a major international currency,” says Mark Pearson, Managing Director of Baron & Cabot.

For his part, Michael Leighton, Founder and Chief Executive Office of API Global, notes that, “For investors in Zambia, access to international real estate has traditionally involved significant capital requirements, complex structures and considerable barriers to entry.

We believe the opportunity presented by Great Hampton Street Works demonstrates how technology and cross-border investment infrastructure can make established real estate markets more accessible to eligible investors.

Birmingham is an established UK residential market with strong underlying fundamentals, and we are pleased to bring this opportunity to investors in Kenya as interest in global diversification continues to grow.”

The investment is available to eligible professional and high-net-worth investors, subject to applicable regulations, compliance requirements and suitability assessments.

While digital infrastructure is used to facilitate access, the underlying proposition is exposure to the real estate asset, rental income and potential long-term capital appreciation.

A Lusaka investor briefing will be held on 11th October at Latitude 15 Degrees, where prospective investors will learn more about the BREI investment opportunity, the underlying property, projected returns, key risks and participation requirements.

The opportunity is open to professional and high-net-worth investors in Zambia and other eligible markets, subject to applicable regulations, eligibility criteria and compliance checks.
